(askanews) - Nel secondo trimestre tra gli agenti immobiliari in Italia continuano a prevalere largamente i giudizi di stabilità dei prezzi delle abitazioni, mentre la quota di operatori che hanno riportato un aumento delle quotazioni rimane minoritaria e in leggero calo. La domanda di abitazioni si conferma debole: le indicazioni sul numero dei potenziali acquirenti nel trimestre di riferimento sono tornate lievemente a peggiorare rispetto alla precedente indagine.Lo riporta il "Sondaggio congiunturale sul mercato delle abitazioni in Italia", condotto congiuntamente dalla Banca d'Italia, da Tecnoborsa e dall'Agenzia delle Entrate. L'indagine è stata effettuata presso un campione di agenti immobiliari dal 17 giugno al 17 luglio del 2024 e secondo l'analisi anche l'offerta resta fiacca: i nuovi incarichi a vendere sono rimasti pressoché invariati rispetto al I trimestre. Per contro, il numero di transazioni è cresciuto rispetto sia al trimestre precedente sia a quello corrispondente del 2023, a fronte di uno sconto medio sui prezzi richiesti dai venditori e di tempi di vendita che rimangono entrambi in prossimità dei livelli minimi dall'inizio della rilevazione.Invece il mercato dei canoni di locazione resta vivace: al calo dell'offerta di abitazioni, in parte dovuta alle preferenze dei proprietari per affitti brevi, si affianca una domanda robusta, ascrivibile secondo gli operatori anche alle difficoltà di acquistare immobili per alcune categorie di affittuari, in particolare nelle aree urbane del Nord.
