(askanews) - I primi mesi dell'anno sono stati caratterizzati da una progressiva crescita della domanda dei mutui immobiliari da parte delle famiglie italiane. Lo rileva l'analisi del Barometro Crif (fonte: il Sistema di Informazioni Creditizie Eurisc).L'andamento positivo delle richieste, spiega, è andato di pari passo con il taglio dei tassi di interesse da parte della Bce. Entrando nel dettaglio, nel primo semestre dell'anno, le richieste dei mutui segnano un +3,4% rispetto al corrispondente periodo dell'anno precedente, valore che continua a essere influenzato dal fenomeno delle surroghe (+6,4% nel I trimestre 2024 vs I trimestre 2023). Se guardiamo al solo mese di giugno si arriva a un valore del 5,8%, secondo valore massimo del semestre, dopo il picco raggiunto a marzo. Anche l'importo medio subisce una leggera crescita (+1%), con un valore complessivo di 145.687 euro. La dinamica positiva è confermata anche se guardiamo al solo mese di giugno con un aumento del +3,0%."La domanda di mutui nei primi mesi dell'anno è stata influenzata positivamente dall'offerta di mutui a tasso fisso sempre più competitiva, che in particolare ha favorito le surroghe e che, unitamente alle prospettive di riduzione dei tassi, dovrebbe infondere maggiore stabilità e sicurezza alle famiglie nel programmare spese a lungo termine. Un elemento che in prospettiva condizionerà ulteriormente lo sviluppo del mercato è la direttiva 'case green' che, approvata dal Parlamento Europeo lo scorso marzo, pone degli obiettivi di efficientamento degli immobili per il 2035, con target intermedi da raggiungere nel 2030. Infine, nei prossimi mesi, per effetto della dinamica di crescita, si potrebbe registrare un leggero aumento dei rischi di insolvenza, ma in una dinamica sostanzialmente accettabile", commenta Simone Capecchi, executive director di Crif.Per quanto riguarda la distribuzione per fascia di importo, le richieste di mutuo per importi compresi tra 100mila e 150mila euro raccolgono le principali richieste con oltre il 30% del totale, a cui segue la fascia 150mila-300mila euro con il 27,4%.Dall'analisi della distribuzione delle richieste per durata, emerge che la classe più vivace è quella tra i 25-30 anni, con il 37,3% del totale. Nel complesso, 8 richieste su 10 prevedono piani di rimborso superiori ai 15 anni, a conferma della propensione delle famiglie a privilegiare soluzioni diluite nel tempo.Infine, per quanto riguarda la classe di età vediamo che le fasce 25-34 e 35-44 anni rappresentano una fetta del 61,2%, segue il range 45-54 anni con il 23,2%.
